The Level 2 Survey, formally known as a Home Buyer Survey, is designed for ‘standard homes’ and is a popular survey report for people buying more modern properties.
The report comments on the visible building elements as seen on the day of the inspection and includes photographs to show you any identified defects. It gives a clear summary of problems that may affect the property’s value and provides some advice on repairs and maintenance. It also details information on the area, environment and energy efficiency of the property as well as any legal considerations.
The Home Buyer Survey is a non-invasive survey so is limited to what the surveyor can actually see, so for example, carpets will not be lifted, and furniture will not be moved. It is important to remember the property still belongs to the current owners when the survey is carried out.
The surveyor typically takes three to five hours to thoroughly inspect the property and you can usually expect to receive the completed Home Buyer Survey within a five to seven working days after the property has been inspected.
How much does it cost?
Costs will vary according to the size and condition of the property but typically start at £550 for the survey.
